Why Legion Doesn’t Do “Quotes & Bids”

Legion Land Management and Design values transparency and fairness, avoiding inflated “worst-case scenario” bids that burden clients. In Rim Country, unique project factors like terrain and material availability make fixed bids impractical. Instead, we charge $49 per man-hour for actual work and a 7% materials fee, often offset by wholesale savings. This approach ensures clear communication, accurate billing, and fair pricing, tailored to each project without hidden costs or inflated estimates. Our commitment to efficiency and trust allows us to deliver exceptional results while providing clients with confidence in the value of their investment.

How are labor hours calculated?

Labor is billed only for time spent advancing your project. This includes on-site work and necessary off-site tasks, such as material acquisition. Breaks are minimal, and time is tracked from arrival to completion each day.

How does Legion ensure fair pricing?

Legion avoids “worst-case scenario” bids by charging $49 per man-hour for actual labor. This approach ensures you only pay for the work completed, not for inflated estimates.

Are there additional charges for materials and can I provide my own?

Yes, a 7% handling fee is applied to materials sourced through Legion’s wholesale vendors. These vendors offer discounts that typically result in cost savings for you. If you choose to provide your own materials, the handling fee is waived, but Legion is not responsible for misorders or returns. Customers are also responsible for storing these materials.

How often are invoices sent, and when are they due?

 Invoices are sent weekly and are due every Friday.

Can clients stay involved in the project?

Legion encourages client involvement and provides updates throughout the project. Whether you’re present on-site or prefer remote updates, we ensure you remain informed.

What is the process?

After Legion has received a signed contract and a $250 scheduling fee, you are officially on the schedule.

Legion will contact you with a welcome package including copies of our insurance, bio of your lead project manager, and some appropriate catalogs and/or samples to get the design process started.

We will schedule a design meeting to discuss hopes, dreams, and priorities. We can discuss budget concerns and estimations on scheduling.

Legion will come up with design options, all the while considering budget and priority.

Once a design has been agreed upon, we can now come up with a more accurate cost analysis.

After a design is approved, we can provide any necessary HOA requirements and apply actual paint to the ground to allow the homeowner to better visualize the project.

An estimated scheduling date is determined.

We will require a material bank to acquire all necessary materials. That bank is charged by receipt. A 7% acquisition fee is charged on all materials not provided by the homeowner.

We break ground. And the transformation begins.

We provide progress reports and discuss any possible design changes. Please keep in mind all projects are fluid, customer desired changes happen frequently.

Can you work with my HOA?

Yes! We have extensive experience working with HOA’s, and will even present to their board the specifics of your project.

Do you offer maintenance?

Yes, we offer maintenance to our current and past clients.
